RPG Lists Office Condo at Tribeca’s 99 Hudson

Rudder Property Group (RPG), which specializes in sales of office condominiums, is bringing an office condo at 99 Hudson St. to the market.  99 Hudson is reportedly Tribeca’s only first-class office condo property, and a major capital improvement program is underway.

The partial 12th floor is 11,419 rentable square feet and features three sides of windows with Hudson River views. RPG’s Michael Rudder, Justin Harris and Matthew Werner are marketing the condo, with an asking price of $12,650,000.

RPG’s newest report on the Manhattan office condo market said the Downtown submarket has 149,668 square feet for sale, with an average asking price of $789-per-square-foot. The availability rate is up 1.6% from the second half of 2018.

Downtown’s office condo inventory is 2.1 million square feet, roughly a third the size of Midtown’s inventory and about three-quarters as large as Midtown South’s, according to RPG.
