Roku Claims 472K SF in North San Jose

Roku signed a 472,000-square-foot lease at the Coleman Highline office and retail complex in San Jose. The digital media player company plans to relocate its headquarters to four buildings within Hunter Properties’ 1.5-million-square-foot campus on Coleman Avenue near the airport.

The company is taking two entire office buildings, 1167 Coleman and 1173 Coleman, plus half of another at 1155 Coleman, as well as all of an amenities building at 1161 Coleman. It is also kicking the tires on three additional buildings at Coleman Highline. The company currently occupies 200,000 square feet in Los Gatos.

NKF’s Phil Mahoney, Jeffrey Rodgers and Andy Hueser, along with CBRE’s Jeff Houston and Mike Benevento, handled the lease negotiations.

The initial 357,000-square-foot phase of the development is underway, and full build out of the project is anticipated in 2020.
