Rexford Continues to Boost SoCal Industrial Holdings

Los Angeles-based Rexford Industrial Realty Inc. acquired four SoCal industrial properties totaling 632,497 square feet on 30.23 acres for $129.4 million from undisclosed sellers. The single-tenant industrial buildings are located in the Inland Empire’s West submarkets of Montclair, Fontana and Rialto.

Rexford’s Howard Schwimmer says, “Acquisitions year-to-date have surpassed $1 billion, and Rexford’s irreplaceable, superior quality infill Southern California portfolio now exceeds 30 million square feet.”

The latest portfolio addition is currently 63% leased to high-quality national tenants focused on logistics and wholesale trade. The newly-built, low-finish logistics facilities appeal to a wide range of e-commerce and distribution users with 32-foot clear heights, extensive dock-high loading, ESFR fire sprinklers, and excess container storage in secured truck courts.

The properties include 4039 State St. in Montclair (139,000 square feet); 10156 Live Oak Ave. in Fontana (236,912 square feet, pictured); 10694 Tamarind Ave. in Fontana (100,000 square feet); and 2520 W. Baseline Rd. in Rialto (156,585 square feet).
