Ratkovich Reveals $100M San Pedro Public Market Plan

Los Angeles-based The Ratkovich Company (whose COO and EVP, Clare DeBriere, is speaking at Connect Retail West on March 16th)  and San Pedro-based Jerico Development unveiled development plans for the San Pedro Public Market, a $100-million waterfront destination expected to breathe life into a dated Ports O’ Call Village. The project is segmented into three parts: a City Park/Town Square at the northern end that connects to downtown, a Marketplace with a food and market hall in the center portion, and a Discovery Sea Park at the southern tip of the 3,000-foot linear site.

Redevelopment plans for the 30-acre waterfront retail and dining attraction were presented last night at a packed Warner Grand Theater. Community members responded positively to Tim J. Delaney Design and TFO Architecture’s design concepts that feature an authentic, yet fresh warehouse-themed feel, set against the backdrop of a working port. Each mention of San Pedro’s beloved Red Car trolley that is being incorporated into the project drew enthusiastic applause.

Inspiration for the urban project was found in iconic waterfront settings, such as San Francisco’s Ferry Building, Seattle’s Pike Place Market and Boston’s Faneuil Hall, a project developed by Wayne Ratkovich’s friend, James Rouse.

Construction is set to begin in 2017 on the initial 16-acre phase of restaurants, shopping, fresh markets, boutique-style office space and promenade. A leasing team has yet to be selected, and the developer says HFF will be securing financing for the project expected to be fully built out in 2020. The team expects a CEQA review to be completed in the coming weeks, followed by approval of a 50-year ground lease from the Port commission and the city council by June.
