Plans Unveiled for Massive Downtown Mixed-Use Block 71

Trammell Crow Co. and Principal Real Estate Investors unveiled plans for a mixed-use project on land currently dubbed Block 71. Construction on the downtown Austin project, which will total 764,600 square feet, will begin immediately.

The as-yet officially unnamed development will offer

  • A 709,000-square-foot, Class AA office skyscraper. Internet job search site Indeed signed a long-term lease for 307,000 square feet of the building, for floors 27-36.
  • 10,600 square feet of ground-level retail and restaurant space.
  • Adaptive re-use of a 1914 building into 25,000 square feet of retail/restaurant space, and 20,000 square feet of urban greenspace.

The development will go north on 1.75 acres at 200 W. 6th St. The acreage once held the University of Texas’ System headquarters. Online job search company Indeed already signed a lease for 307,000 square feet at the office tower.

Trammell Crow’s Adam Nims, Aaron Thielhorn, Brad Maples, and Mark Fowler are overseeing construction. Page Southerland Page is the architect and DPR the general contractor. CBRE is marketing and leasing the project.
