Pilsen/Little Village Apts. Hit New Pricing Highs
A pair of multifamily properties in the West Side’s Pilsen/Little Village section recently achieved high-water marks in per-unit pricing. Both were marketed by Paul Tsakiris of First Western Properties.
The eight-unit 2002 S. Paulina St. traded for $168,000 per unit, or $1,344,000, while the six-apartment 1902 W. Cullerton Ave. (pictured) sold for $218,000/unit, or $1,308,000. The per-unit prices, the highest for non-new construction in the area, compare favorably with those achieved in recent transactions on the North and South Sides.
Tsakiris said 2002 S. Paulina went into contract 11 days after hitting the market. The turnaround for 1902 W. Cullerton was even faster: two days. Buyers and sellers were not disclosed.
“Unlike some of the North Side submarkets, the Pilsen/Little Village market is not showing any signs of a slowdown,” said Tsakiris. “Expect more sales to be announced in the next few weeks.”
