PCCP Provides Acquisition Financing for Las Vegas Asset
PCCP, LLC provided a $25 million senior loan to Odyssey Real Estate Capital for the acquisition and repositioning of City Center West in Las Vegas. The two-building, Class A office campus totals 213,187 square feet and is nearly 50% occupied.
Located at 7201 and 7251 West Lake Mead Blvd., the five-story City Center West buildings are situated on just over 11 acres and were built in 1997.
PCCP’s Mike Johnson says, “PCCP’s loan will provide much needed capital for renovations and leasing as part of a value-add business plan. Odyssey is a strong borrower with local expertise. The Las Vegas office market continues to strengthen and we believe this asset, once repositioned, will be attractive to local office users.”
The improvement plan includes investing nearly $5 million in capital for common area renovations, building out spec suites, and providing market level tenant improvements.
