Office Landlords Step Up Their Amenities Game

The traditional perks that landlords have offered to entice corporate tenants no longer provide a point of differentiation. Now, the city’s major office and multifamily owners seek to draw tenants with wellness- and lifestyle-based amenities—some proprietary, some part of a package available from vendors.

Last month, Tishman Speyer introduced its Zo program and app, a suite of amenities and services for its tenants, at Rockefeller Center.  Bloomberg reported that Zo will be available starting in April at eight of Tishman Speyer’s 10 commercial properties in Manhattan. A national rollout will follow.

“It’s all about making tenants happier, making buildings stickier and lowering turnover,” MetaProp cofounder Zach Aarons told Bloomberg. SL Green has weighed-in with a proprietary package at its own properties, while Cushman & Wakefield has developed an app called Workplace Edge for its clients.
