NMHC on Disruption: Yes, It’s Happening to Multifamily
Technology, transportation and shifting demographics are some of the trends that are impacting the multifamily industry. According to the aptly named report, “Disruption,” the National Multifamily Housing Council (NMHC) noted that, between the internet, technology and growing demand, the apartment industry needs to be “even more anticipatory, progressive and innovative when it comes to serving the next generation of renters needs.” By 2030, according to the report, the world will be a much different place than it is today.
Some of the major game-changers for the industry will include:
- Robots and artificial intelligence, which will become core designs of apartment complexes, rather than add-on accessories
- Marketplace and lifestyle, meaning experience and convenience will be essential in apartment communities
- Demographics, because apartment dwellers will consist not only of young adults, but their older parents and grandparents
- Employment, encompassing growth of technology and impacting housing decisions and locations
Transportation, encompassing ride-sharing, along with mass transit systems
The takeaway from the report is that, while housing was once a commodity to fill a basic need, today’s housing is an emotional extension, and “much more reflective of how people view themselves . . . and customized for their individuality.
