Politicians and groups in the city of Austin have been busy dealing with CodeNEXT, an overhaul of the land development code. The first draft, released in early 2017, attracted its share of input, both good and bad. Now, the Austin City Council is preparing for the second draft of CodeNEXT, which is scheduled for release on Sept. 15, 2017.
Some of the changes from draft #1 include different zone categories. The first draft had transect zones (strict on physical character, lenient on use) and nontransect zones, which caused confusion. In the new draft, residential zones will be labeled by category and group.
The second draft will also boost the city’s housing capacity to nearly 180,000 units from 148,000. The realistic forecast as to how much will be built, however, is around 135,000 units.
