Mohr Capital Launches 1M-SF Warehouse for Cooper Tires

Dallas-based Mohr Capital has broken ground on an approximately one-million-square-foot warehouse and distribution facility in Whiteland, IN, within the Indianapolis metro area. The newly-announced tenant, Cooper Tires, is the fifth largest tire manufacturer in North America, with a primary focus in passenger car and light vehicle replacement tires.

The formerly speculative development comes with the move from Cooper Tires’ 807,042-square-foot Franklin, IN location. “Cooper’s facility in Franklin was undersized and needed additional trailer parking, which prompted the relocation to a bigger space,” said Gary Horn, CIO for Mohr Capital.

Horn and the Mohr Capital team worked closely with Mark Writt, SVP of CBRE, on the land acquisition and Whiteland Town officials to address any potential concerns the large-scale development might present.

Pepper Construction, Curran Architects and American StructurePoint will be constructing the building. The development is scheduled to be complete in the first quarter of 2021.
