Chicago-based Baker Development Corp.’s Warren Baker is seeking to develop a 101,905-square-foot medical office building in Chicago’s Lincoln Park near the Kennedy Expressway. The four-story building would rise on a rezoned site acquired last month for roughly $5.6 million at 1842-58 W. Webster Ave.

The property is close to the new North Branch corridor redevelopment area that’s drawing plenty of attention for new mixed-use developments. The former Illinois Environmental Protection Agency facility on the property was closed last fall, and has sat unused since.

Baker envisions demolishing the vehicle emissions testing facility and replacing it with a medical office. He believes a medical use is warranted, given the area is underserved with that property type, though doesn’t plan to proceed with development until a tenant is secured. The site needs to be rezoned from M3-3 Heavy Industrial to C2-5 Commercial District first.
