Miami Office Building Trades for $13M
Avison Young has arranged the $13.2 million sale of One Seventeen Professional Arts Center, a four-story, multi-tenant, office building in Miami. John Crotty, David Duckworth, Michael Fay, Brian de la Fé, Berkley Bloodworth and Emily Brais of Avison Young represented the seller, Nuveen, in the transaction. The buyer was Green Cos.
Located at 11731 Mills Dr., the 63,206-square-foot property is currently 85 percent occupied by two tenants, Everglades University and VITAS Healthcare. The building is nearby the intersection of Florida’s Turnpike and Kendall Drive.
“The office building represents a strong investment for the buyer due to its strategic location, adjacent amenities, strong tenancy, the value-add opportunity through lease-up of vacant space and its distinctive modern features,” said Crotty.
