LNR Partners Unloads Pomona Office Property
Pomona Tech Center, a 44,187-square-foot office building in Pomona, CA, traded hands for more than $6.5 million. An unnamed private buyer acquired the asset from LNR Partners, LLC for roughly $147-per-square-foot.
Located at 3201 Temple Ave., the property is a two-story office building featuring institutional-quality, steel-frame improvements with a recently-renovated vaulted lobby. The strategic Los Angeles County location is central to Orange County and Inland Empire markets. The 89%-leased property was leased to six tenants, including two national credit tenants that occupy 46% of the building.
Cushman & Wakefield Capital Markets Group’s Jeffrey Cole, Ed Hernandez, and Nico Napolitano, along with market advisors Sean Kern and Ryan Russell, represented the seller.
Hernandez says, “Pomona Tech Center sold at a significant discount to its estimated replacement cost of over $300-per-square-foot. The asset offered stable in-place cash flow, as well as tremendous upside potential via near term lease-up in a rising rent market.”
