LIC Jewelry Factory Begins Second Life as Loft Offices

A former jewelry factory at 11-20 46th Rd. in Long Island City has come onto the leasing market as a loft office property. Following a gut renovation by developer Caerus Group, the 34,725-square-foot property is “for all intents and purposes a brand-new building,” said NKF’s Bernard Weitzman, who with colleagues Eric Cagner and Ryan Gessin is representing Caerus.

The developer’s retrofit of 11-20 46th included demolition down to the building’s base, and adding 19,000 square feet on two additional floors. “We took a defunct jewelry manufacturing facility and turned it into a jewel, framed by the spectacular setting of outdoor spaces on every floor and Manhattan’s skyline in the background,” said Caerus’ Nadir Saigol.

Renovations on the property are scheduled to be completed by this summer. Floor sizes range from 6,000 to 12,000 square feet.
