Knotel Does Its Second Deal with ATCO Properties

Knotel has signed a 27,186-square-foot lease at ATCO Properties & Management’s 240 W. 35th St. in the Garment District. The agile workspace provider’s new space encompasses three floors, and the tenant is expected to take occupancy this fall.

As part of the transaction, Knotel will receive multiple build-outs from ATCO’s in-house contractor, Essential Design + Build. The spaces will feature open, collaborative areas and user friendly huddle/meeting rooms and ADA-compliant bathrooms.

The deal is the second lease completed by Knotel—which designs, builds, and operates custom spaces for companies of 50 or more employees—in the ATCO portfolio in recent years. In 2017, the tenant signed a 17,464 square-foot lease at 373 Park Ave. South in the Flatiron District.

Colin Godwin and John Cinosky of Atco Brokerage Services represented building ownership in the long-term transaction. Cushman & Wakefield’s Douglas Regal, Jamie Katcher and Sebastian Infante advised Knotel.
