Kimco Builds a Boulevard on Staten Island

It’s a mall! It’s a street! The Boulevard will be a 460,000-square-foot retail hub on Staten Island that mixes aspects of a conventional power center, with big box stores and a 1,653-space parking lot, with aspects of an urban street. The big box stores have second floors reached by stairs and elevators arranged around a long area like a Main Street, complete with sidewalk seating for cafes and restaurants.
“It’s the only retail project of its kind on Staten Island,” said Joshua Weinkranz, president of Kimco’s Northeast Region. “Our project has received a lot of attention and retailers want to be there, so they are willing to commit early.”
Kimco Realty plans to start redevelopment of its Hylan Plaza at 107 Mill Rd. by fall 2017, opening in mid-2019. Retailers have already signed new leases including ShopRite for 68,000 square feet, Alamo Drafthouse for 41,000, PetSmart for 23,500, Party City for 13,000 and Chase Bank for 5,100. Modell’s, GameStop and Mandee are also relocating from spaces they had at Hylan Plaza before renovation.
