Killian Pacific Plans Industrial to Office Conversion in Portland
Portland-based Killian Pacific unveiled plans to transform a Central Eastside Industrial District warehouse into Volta, an 30,000-square-foot of Class A office building. The half-block site at 1709 S.E. 3rd Ave. in Portland formerly housed the Oregon Electric Group.
The renovation of the 1940’s-era electrical warehouse is anticipated to begin next year and will fold into Killian Pacific’s Electric Blocks, a five-building, 350,000-square-foot office complex. Volta’s sustainable design encompasses LEED Gold certification, a path to net-zero, adaptive reuse of materials and electric vehicle charging stations. The project features an exposed timber roof, 15- to 20-foot ceiling heights with natural light, more than 2,500 square feet of outdoor terraces, 15 secured parking spaces, and 50 secured bike parking spaces.
Already about half of the planned space at Volta has been claimed by Bora Architecture & Interiors, which is designing the building revitalization. JLL’s Cayla Wardenburg handled lease negotiations for the 15,000-square-foot Bora studio deal. CBRE’s Trevor Kafoury represents the landlord.
