KBS REIT III Leases Nearly 22K SF at Ten Almaden in San Jose

Newport Beach, CA-based KBS Real Estate Investment Trust III signed a new 21,924-square-foot lease at Ten Almaden in San Jose with BPM, LLC, an accounting and consulting firm. The 17-story, Class A, Energy Star-awarded office building contains 309,255 rentable square feet, and is owned by the non-traded REIT.

The property’s on-site amenities include a conference center, tenant lounge, a fitness center and an outdoor terrace complete with a fire pit and grill. The property also offers tenants a four-level parking garage, EV car charging stations, dry cleaning services, freight elevators and loading docks.

The building’s prime location offers unobstructed panoramic views of downtown San Jose, and easy access to public transportation.

Cushman & Wakefield’s Tom Hogan and Nick Lazzarini represented the tenant, while Cushman & Wakefield’s Erik Hallgrimson, Todd Beatty and Bob Simpson advised the landlord.
