JV Begins to Build 121K-SF 701 Rio

Barings and B&Z Properties teamed up to break ground on 701 Rio, a 120,983-square-foot speculative office building in downtown Austin. The property is scheduled for completion by June 2021.

The five-story building at 701 Rio Grande will offer five levels of subterranean parking. Other amenities will include a rooftop terrace, fitness center, lockers, showers and a secure bike and scooter storage.

Hensel Phelps is the general contractor, and BGK Architects the designer of record. JLL’s Rachel Coulter and Travis Rogers are handling leasing and marketing efforts on behalf of the ownership group.

“701 Rio fulfills a real need for premium quality office space in one of the most active markets in the US.,” Rogers said, adding that the downtown submarket remains tight when it comes to space.

“701 is poised to offer a cutting-edge work environment for established firms and those interested in relocating to the city.”
