JLL Arranges JV Equity Partner for Sudberry Development

JLL Capital Markets arranged a joint venture equity partnership and senior construction financing for the development of California Crossings in the Otay Mesa industrial market. San Diego-based Sudberry Properties’ to-be-built, two-building, Class A industrial facility totals 449,680 square feet.

Situated on nearly 29 acres on Otay Mesa Road in San Ysidro, the site is a mile from the U.S.-Mexico International Border, allowing tenants to store goods duty free, as well as direct access to international trade and an expanded labor force. The property is also near key logistics routes including the 5, 8, 15 and 805 Freeways.

The state-of-the-art industrial space will feature minimum clear heights up to 32 feet, concrete truck yards, a small mezzanine build-out, 126 dock-high doors and nine grade-level doors.

JLL’s Aldon Cole, Bryan Clark and Brad Vansant arranged the equity partnership with an undisclosed global investment manager. JLL also placed the five-year, non-recourse construction loan with a life insurance company.
