HFF Brokers Industrial Portfolio Sale for Globe

HFF has brokered the $38-million sale of a seven-property industrial portfolio totaling 447,059 square feet across Greater Chicago. The firm’s Kurt Sarbaugh, Robin Stolberg, Stephen Skok and Sam Berry marketed the portfolio on behalf of Globe Corporation.

Green Door Capital, a Chicago-based private equity sponsor, purchased the assets in part via a partnership with Citimark Inc., a real estate investment company based in Indianapolis.

Three of the properties are located in the Northwest Cook Industrial submarket: 5120 Prairie Stone Pkwy. in Hoffman Estates; and 1124 Tower Rd. and 1555-1559 Brasswood Rd. in Schaumburg. Two are located in the I-80 Industrial corridor: 3225 Corporate Dr., and 3301 Corporate Dr. (pictured) in Joliet.

The North DuPage submarket and I-88 Industrial corridor contain one asset apiece: 454 Scott Dr. in Bloomingdale and 3720 Prairie Lake Ct. in Aurora. At the time of sale, the portfolio was 93% leased to 10 different tenants.
