Harlem Townhouse Prices Catching Up

The average price of a townhouse in Harlem is growing fast — faster than prices in Manhattan overall.

“At an average yearly growth rate of 15% compared to 5% for Manhattan, Harlem could close the price gap by 2028 if the current pace keeps up,” according to a new report from PropertyShark.

Harlem townhouses sold for an average of $642 per square foot in 2016 — up 171% since 2009. In comparison, townhouse prices averaged $1,838 per square foot in Manhattan overall in 2016. The most expensive townhouses in Manhattan, by far ,were Downtown, including the neighborhood of TriBeCa.
