Harbor, Stockbridge Snag Historic Denver Asset

Harbor Associates, LLC acquired the Symes building in Denver in a joint venture with Stockbridge Capital Group. The $24.5-million all-cash deal involves an eight story, 98,976-square-foot office building located at Champa Street and the downtown 16th Street Pedestrian Mall.

The property was built in 1906, was one of the first steel-framed buildings in Denver, and was home to the Downtown Woolworth store on the ground floor until 1994. Harbor plans to re-position and lease-up the vintage asset through a comprehensive renovation and rebranding program that complements the building’s historic character.

Renovations will include an upgraded building entry and lobby experience, new basement level amenity package, exterior improvements and new ground-floor retail signage. Full-floor vacancies will be upgraded to rent in ready condition, and Harbor will create smaller 1,500 to 4,500-square-foot spec suites on the multi-tenant floors.

NAI Shames Makovsky’s Dorit Fischer, Hayden Hirschfeld, Trent Rice and Connor Donahue represented the unnamed seller.
