Guthrie Renovates, Divests Fullerton Industrial Asset
Newport Beach, CA-based Guthrie Development divested 4200 Bonita in Fullerton, CA, a 67,950-square-foot free-standing, single-tenant industrial building for $12.6 million. Guthrie acquired the functionally-obsolete manufacturing building in December 2016, and renovated it into a high-end, modern, multi-purpose industrial building positioned for an owner/user.
The undisclosed buyer, an owner-user, was represented by Colliers International’s Steve Schloemer and HOM Sotheby’s International’s Gordon Henry. JLL’s Zach Niles, Louis Tomaselli, and Steve Wagner advised the seller.
As part of the renovation, small exterior buildings were demolished and an access easement was relocated to unlock the value of the oversized lot and give the property a fenced yard over 50,000 square feet. The fully built-out interior of the building was demolished and completely refurbished providing roughly 10,000 square feet of office space and 55,000 of open warehouse.
