Ground Breaks on Speculative 1M-SF, 83-Acre Denton Crossing & I-35

Ironwood Realty Partners of Dallas joined forces with Indianapolis-based Scannell Properties to launch construction on Denton Crossing & I-35, a speculative four-building, 1.2-million industrial park in the North Texas city of Denton, TX. The development is going north on 83 acres near the Interstates 35E and 35W connector on Western Boulevard.

Phase I, which includes the 398,442-square-foot Building 3 and the 126,890-square-foot Building 4, are the first to be built, with delivery anticipated for summer 2020. The other buildings will be the 371,280-square-foot Building 1 and 338,000-square-foot Building 2. Alliance Architects is the project architect, and Ridgemont Commercial Construction the general contractor. Ironwood Realty is overseeing leasing.

“Being one of the first major speculative industrial developments within the Denton submarket, we have seen strong demand for this Class A project, which historically has been an owner-user market for the larger transactions,” said Ironwood’s Bob Rice.
