Gearbox Software HQ Trades in Frisco

Colliers International’s Capital Markets Team of Creighton Stark and Chris Boyd facilitated the sale of Tower at Frisco Square, a 174,147-square-foot Class A office building in Frisco. The multi-tenant, five-story building was sold by Dallas-based Encore Enterprises to Maxus Realty Trust, Inc. for an undisclosed amount.

Anchored by Gearbox Software headquarters, which occupies 57% of the project through March 2026, Tower at Frisco Square was built in 2015 and has an adjacent five-level parking garage with additional ground floor office and retail space. The balance of the tenancy includes diverse professional industries.

“Its ideal location in the Frisco North Platinum Corridor, along with its distinct architecture, efficient design and multi-tenant rent roll made Tower at Frisco Square attractive to multiple buyers,” said Stark. “The building has staggered lease expirations providing long term investment stability with upside as leases expire. Additional upside is achieved by vacant ground-floor medical and retail.”
