First Tenant in Works for 888-Acre SMART Terminal

A deal is being finalized between Katerra Inc. and the Greater San Marcos Partnership (GSMP) for occupancy in the SMART Terminal, an 888-acre air rail and truck terminal situated near the San Marcos Regional Airport. Texas Transportation Alliance Ltd., developer of the project, lists it as the only Class 1, rail-served industrial park between Temple and San Antonio.

Katerra, headquartered in California, is planning to invest $102 million to develop a 600,000-square-foot building, and to employ upwards of 542. The city has agreed to 10 years of property tax rebates.

Once operational, SMART is expected to eventually employ more than 3,000. John Ellis with the GSMP indicated that rail infrastructure for the park east of Interstate 35 along SH 80, is scheduled to be completed by Q1 2021.
