EverWest Acquires Industrial Complex for $21M
A three-building industrial property in the City of Industry, CA traded hands for $20.86 million and was simultaneously 100% leased. Denver-headquartered and privately held EverWest Real Estate Partners acquired the 165,681-square-foot property at 341-345 N. Baldwin Park Blvd. from an undisclosed seller.
Built in 1969 and completely renovated in 2006, the structures are situated on seven acres east of the San Gabriel River Freeway (I-605). The concrete tilt-up constructed buildings range in size from 45,000 square feet to 70,000 square feet and feature the traditional industrial building amenities, high end office buildouts with warehouse and dock-high loading platforms.
Colliers International’s Richard Schwartz and Joey Reaume represented the buyer, as well as an unnamed China-based import/export firm in a lease for 46,777 square feet, which brought the project to full occupancy.
