Emma Capital Grows Indy-Area Multifamily Holdings

Emma Capital Investments has acquired two Indianapolis multifamily properties. They include Brandywine Apartments, a 296-unit community at 8444 Rothbury Dr.; and the 200-unit Hunt Club Apartments at 5421 Calder Way.

Deal terms were not disclosed. The two properties represent Toronto-based Emma’s 33rd and 34th U.S. acquisitions, and bring its portfolio to 9,000 units, about 1,400 of which are in the Indianapolis market.

Built in 1972 and 1974, respectively, Hunt Club and Brandywine both offer value-add opportunities. Emma intends to rebrand the properties.

“We feel that both Brandywine and Hunt Club are strong performers, and are poised to benefit from value-add initiatives such as enhanced exterior and common area amenities, and unit interior upgrades,” said Brian Rakowski, Emma’s Indianapolis asset manager.

Additionally, said Emma partner Oz Cohen, “With only 3.3% unemployment and 1.9% annual job growth, Indianapolis is well-positioned to continue its trajectory as a city with strong growth fundamentals.”
