Doctor Mill Good LLC Buys Fully-Leased Medical Office
SkyWalker Property Partners, operating under the name Doctor Mill Good LLC, acquired a fully-leased medical office building for its fund, When Opportunity Knocks LLC. The 13,444-square-foot asset at 809 W. Randol Mill Rd. in Arlington, TX is secured by a 10-year lease with USMD Health System. The tenant signed the lease on the same day that the transaction closed.
The seller, 809 Randol Mill Realty Venture LLC, is a group of six physicians who retired and sold the single-story, brick medical office building near Texas Health Arlington Memorial Hospital. The property delivered in the mid-1970s, and USMD is planning a major renovation.
“It had been under contract, but that fell out so we immediately scooped it up. This is a fundamentally strong property at an irreplaceable location in our own backyard,” said Clint Holland with Arlington-based SkyWalker Property Partners. The deal marks the first medical property for the value-add When Opportunity Knocks Fund.
