Daniels JV Tops Off Seattle’s 40-Story The Emerald

Daniels Create World Seattle, LLC, a JV between Create World Real Estate and Daniels Real Estate, topped off The Emerald, a 40-story residential tower in downtown Seattle. The construction milestone was reached last week for the iconic, 439-foot-tall tower at 121 Stewart St.

The 265-unit condominium development is adjacent to the Pike Place Market, between downtown and Belltown. The small, 7,350-square-foot, irregular shaped site is at 2nd Avenue and Stewart Street.

Seattle-based Hewitt Architects designed the building with floorplates that expand to more than 9,100 square feet by cantilevering over a neighboring building. A two-story high cast glass channel on the second and third floors contains restaurant and residential amenity uses.

The building features floor-to-ceiling windows, residential lounge spaces on the 3rd and 39th floors with a state-of-the-art fitness center, yoga studio, dog run and grooming amenities, a guests’ suite, and an outdoor terrace. Observation areas on the 39th floor offer 360-degree views of Puget Sound.
