Creative Tenants Land at Brooklyn’s Box Factory

ABS Partners Real Estate arranged back-to-back leases at the Box Factory in Brooklyn. Pirate Studios, a music rehearsal space provider, leased 13,832 square feet, while media content producer The Hub committed to 3,700 square feet.

Owned by Hornig Capital Partners and Brickman, the property at 1519 Decatur St. underwent a $10-million-renovation. ABS Partners’ Ben Waller represented both tenant and ownership in the Pirate Studios transaction.

For the Hub lease, Waller and colleague Anthony D’lorio represented ownership, while Jake Velazquez of Compass acted on behalf of the tenant.

“We’re extremely excited that The Hub has chosen to move its operations to the Box Factory, which comes on the heels of music rehearsal space operator Pirate Studios’ new lease at the property,” said Waller. “With Broadway Stages up the block and several other studio buildings in the area, this neighborhood is becoming a magnet for content creators.”
