Council OKs Controversial Rezoning – But

Austin City Council gave “placeholder” approval to controversial rezoning, that would eventually pave the way to developing the Grove at Shoal Creek. The reason for the controversy is because the proposed mixed-use development at 45th Street and Bull Creek Road in central Austin is likely to generate a great deal of traffic congestion.

Caps were put into place to cut office space from 210,000 square feet to 115,000 square feet. Retail space would be capped at 100,000 square feet, instead of 150,000 square feet.

According to Austin mayor Steve Adler, the amendment vote isn’t to finalize the rezoning. Developer ARG Bull Creek Ltd. indicated that the caps endorsed by the vote meant the project would not be economically viable as a mixed-use development.
