Conscience Bay Nabs 227K-SF Industrial

Conscience Bay Co. struck a deal with S&Z Realty LLLP for a 277,236-square-foot industrial building in Majestic Commercenter in Aurora, CO. The Boulder, CO buyer paid $52.3 million for the asset at 20101 E. 36th Dr., and considers it a value-add play.

The reason is that the two tenants, Buehler Moving & Storage Co. and the U.S. Postal Service, will vacate the building upon expiration of their leases at the end of April 2017. Buehler is relocating to a larger facility, while the Postal Service will consolidate operations in another facility.

The building delivered in 1982, and is situated on close to 18 acres. Cushman & Wakefield’s R.C. Myles, Tyler Smith, James Brady, Alec Rhodes and Aaron Valdez brokered the transaction.
