Coming to Multifamily Developments — Crystal Lagoons

When it comes to apartment development, amenities continue to be important. One such amenity starting to get a massive toehold in multifamily and residential mixed-use developments is known as Crystal Lagoons. One such lagoon, containing 11 million gallons of fresh water, is a centerpiece of Metro Development Group’s residential Epperson Ranch in Wesley Chapel, FL. Another is situated in Miami’s $4 billion SoLe Mia mixed-use apartment development. More than 140 Crystal Lagoons are in the planning, design or construction stage in U.S. single family and multifamily developments.

The lagoon is a large-scale, man-made water-based amenity that consistently disinfects and recycles crystal clear water through a proprietary technology. The result is a body of water that is ideal for all kinds of water-oriented activities. The Crystal Lagoon amenity is the brainchild of international company Crystal Lagoons, which is headquartered in Chile. There is a U.S. arm as well. Crystal Lagoons U.S. Corp. has offices in Cleveland, Dallas, Los Angeles and Miami.

Developers and builders note that the lagoons do come with a high price tag; anywhere from $600,000-$650,000 per acre. However, this attention-getting amenity is worth it, especially when it comes to multifamily developments.

“It’s been pretty consistent around the world that as these lagoons are built and people realize what this amenity is, it has a dramatic impact on interest in renting apartments in those communities because of the lifestyle it offers,” Uri Man, managing partner of Miami-based UM Development and former CEO of Crystal Lagoons, told Multifamily Executive.
