Oak Brook, IL-based CenterPoint Properties acquired a 93,818 square-foot industrial building in the City of Industry, CA from an undisclosed seller. The asset is located on a 6.18-acre site at 13260-13280 E. Amar Rd.
CenterPoint plans roughly $2.5 million in renovations to upgrade the 1960’s-built asset and lease to a high-quality distribution tenant. The property offers 24 dock high loading doors, more than 5,000 square feet of office space, 22 feet of clear height, 56 additional trailer stalls with more than 100 trailer storage capability, and three drive-in bays. The building is rail-served by Union Pacific.
Daum’s Rudy Lara and Nathan Lara completed the off-market transaction on behalf of the buyer.
“With this acquisition, we helped our client secure an increasingly rare opportunity to strategically upgrade an older property to meet the needs of today’s tenants, and benefit from the long-term growth fundamentals of this in-demand submarket,” explains Lara.
