Carmel Partners Constructing DTLA Arts District Tower

San Francisco-based multifamily developer Carmel Partners has broken ground on its first Arts District project in downtown Los Angeles. Plans call for a 35-story project designed by Works Progress Architecture to rise at 520 S. Mateo St., near the Fourth Street Bridge. The main tower will include 475 live/work apartments, including 50 affordable units. The budget and timeline for construction were not disclosed.

Carmel Partners also plans an adjacent six-story building that will house 105,000 square feet of dedicated office space. Together, the complex will feature 20,000 square feet of commercial space and 650 parking stalls. Renderings for the project show a gleaming glass and steel structure rising next to the bridge.

Accoding to the Downtown Business Improvement District’s annual report on the state of the city center’s growth, DTLA’s residential population has surpassed 80,000. And with 3,600 additional residences under construction and 35,000 more in the pipeline, is primed for continued growth.
