Bridge to Develop 927K-SF of Industrial Facilities, Inks 750K SF at Trio of Chicagoland Buildings

Bridge Development Partners, LLC plans to develop Bridge Point North Phase II, consisting of three state-of-the-art industrial distribution buildings totaling 926,947 square feet in Waukegan, IL (pictured above). That includes three buildings slated to deliver at the end of 2018, which are part of a 225-acre business park.

– Building 3: Located at 1350 Bridge Dr., a cross-docked distribution center totaling 544,429 square feet that is nearly 60% pre-leased to Bolke-Miller, Co.
– Building 4: A 154,266-square-foot facility at 3971 S. Lakeside Dr.
– Building 5: A 228,252-square-foot building located at 1550 S. Waukegan Rd.

The Chicago-based firm also completed leases totaling 750,000 square feet at three other Chicago-area properties that are currently under construction, including:

-Royal Box Group: 323,343 square feet at Bridge Point 290, located at 1543 S. 54th Ave. in Cicero, IL (pictured below). The deal brings the property, scheduled for delivery in July 2018, to 100% pre-leased. CBRE’s Eric Steiner and Pete Roberson, Jr. represented the tenant, while CBRE’s George Maragos, Mitch Adams and Nicole Mentone represented the landlord.
– The Bolke-Miller Company: 308,107 square feet at Bridge Point North Building III, located at 1350 Bridge Dr, Waukegan. CBRE’s Whit Heitman represented the tenant, while CBRE’s Heitman, Sam Badger, Brad Weiner and Jared Paff represented Bridge.
– Agility Logistics: 117,771 square feet at Bridge Point Franklin Park Building I, located at 10501 Franklin Avenue, Franklin Park, IL. Agility was represented by CBRE in the transaction, while Bridge was represented by Darwin Realty’s Jeff Provenza and Rick Daly.
