Baychester Warehouse in O-Zone Listed for Sale

Cushman & Wakefield is marketing for sale 1476 E. 222nd St., a 17,195-square-foot industrial warehouse in the Bronx’s Baychester section. A team of Jonathan Squires, Addison Berniker, Michael Fioravanti, Josh Neustadter and Shayne Soltan is leading the marketing efforts on the seller’s behalf. An asking price wasn’t disclosed.

“1476 E. 222nd is located within an Opportunity Zone and is ideal for a last mile delivery or local business looking for quick access to New York City and the Northeast Corridor,” said Berniker.

“The Opportunity Zone provides incredible tax incentives and makes this property prime for both an investment and a business Opportunity Fund,” added Squires.

The property, which is currently owner-occupied and will be delivered vacant, has 21’ ceilings and comes equipped with four drive-in garages, one with a loading dock. Additionally, there is a mezzanine level with a separate entrance that provides office space above the warehouse.
