Austin Developer to Build 152K-SF Self-Storage in Dallas Opportunity Zone
Austin-based Central Southwest Texas Development LLC is readying to develop Lone Star Self-Storage, a 1,255-unit, 151,950-square-foot self-storage facility in one of Dallas’ Opportunity Zones. The development will be built at 2500 Lone Star Dr., north of Interstate 30 and just west of downtown Dallas.
The developer also secured $7.5 million in construction financing. Griffin Guthneck and CW Sheehan with JLL placed the five-year, non-recourse construction loan with a regional bank. Also, JLL’s Mark Newman and Amelia Rohrman represented Central Southwest Texas Development in the land buy. Candace Rubin with Candace Rubin Real Estate represented the seller, SPCA of Texas, in the negotiation.
The three-story Lone Star Self-Storage will house only climate-controlled units ranging in sizes from 5×5 to 13×13. The surrounding area has a dense population, with more than 126,200 residents. The population is expected to grow by more than 10% before 2023.
