Atlas Capital Claims El Segundo Adaptive Reuse for $39M

Insite, a two-building office campus redeveloped on the site of a former Raytheon research facility in El Segundo, CA, has sold for $39 million. New York-based Atlas Capital Group acquired the asset at 2030 Maple from Foster City, CA-based Steelwave.

The adaptive reuse project involved a 101,874-square-foot facility. Steelwave, in a joint venture with Goldman Sachs, acquired the site in 2015 and completed extensive improvements to maintain the “industrial feel,” but convert the facility into a creative office campus with indoor and outdoor collaborative areas. Enhancements include a new façade, roof, mezzanine space, landscape and hardscape, as well as a creative interior buildout.

Cushman & Wakefield’s Mike Condon, Jr., Kelli Snyder, Brianna Demus, and Erica Finck represented Atlas Capital Group in the sale. They’ll also be handling the leasing assignment, along with CushWake counterparts Tom Sheets, Chris Sinfield, and Quint Carroll.

NKF’s Kevin Shannon, Ken White, Mike Moll, Rob Hannan and Laura Stumm represented the seller.

“El Segundo is now attracting capital and yield metrics that are comparable to the most desirable West Los Angeles submarkets. It is truly a lower Westside market,” said Shannon.
