Ariel Lists Fully Leased DT Brooklyn Offices

Ariel Property Advisors is marketing for sale 100 Livingston St., a fully-leased, four-story office building in Downtown Brooklyn’s municipal district. The asking price is $12 million.

“This property presents prospective investors with an opportunity to acquire a well-situated office building with high-quality, in-place tenancy and strong cash flow on the border of Brooklyn Heights and Downtown Brooklyn,” said Ariel’s Sean R. Kelly. “The fact that it is mostly occupied by medical tenants makes it especially attractive as the medical industry continues to expand.”

Kelly is marketing the property with Ariel colleagues David Khukhashvili and Jiani Zhou. The building contains five office units, all with long-term, in-place leases with annual escalations of about 3%.

100 Livingston is located around the corner from Borough Hall. There are 13 subway lines, along with Long Island Rail Road service, within walking distance.
