Adjacent Industrial Buildings Trade in Flushing

Cushman & Wakefield arranged the sale of 133-11 35th Ave. and 133-27 35th Ave., a pair of adjacent industrial buildings totaling 15,800 square feet in Flushing, Queens. The final closing price was $9,800,000, or approximately $620 per square foot.

The firm’s Stephen R. Preuss represented the seller, Samrich Realty, LLC, in this transaction. The building was purchased by East River Realty Corporation.

“The sale of 133-11 and 133-27 35th Ave, proved unique as it offered two developments located just outside of the newly-rezoned Flushing West neighborhood,” said Preuss. “In addition to the two buildings already in place, the property allows for 31,598 buildable square feet as-of-right.”

The properties are situated nearby the Flushing waterfront with close access to both I-678 and the Cross Island Parkway. The 7 subway can be accessed via the Flushing Main Street Station, a 10-minute walk from the properties.
