48 East is Now Natiivo Austin, an Airbnb Homeshare

Natiivo Austin, a concept launched by Airbnb and NGD Homesharing, is set for 48 East, a development situated in Austin’s Rainey Street district. The Natiivo concept involves condo towers that are purpose-built for home-sharing. A similar project will be developed in Miami, FL.

Pearlstone Partners and Newgard Development Group are developing 48 East, and had originally proposed building apartments, then condos, on the site. Austin Natiivo is anticipated to open in September 2021, and will offer 249 units.

The Natiivo concept is permitted, built, licensed and operated as a hospitality property, in which individuals can buy units in the building. Those individuals can then rent their unit or units to guests, via Airbnb. Because Natiivo is a hotel, however, the units can’t be used as owners’ primary residences.
