46-Acre Buy Launches First Phase of 130-Acre Industrial Park
Ascendant Commercial acquired 46.3 acres of undeveloped land in south Fort Worth. The land grab, and subsequent development, is the first phase of an approximately 130-acre, multi-phase commercial industrial park, which will eventually deliver an estimated 2.2 million square feet of logistics and distribution space.
Ascendant will launch construction on its first spec industrial warehouse in summer 2020. The 850,000-square-foot building, at Interstate 35 and FM 1187, will be the largest speculative development in the southwest Fort Worth area. Delivery is scheduled by May 2021. CBRE’s Scott Moore and Steve Koldyke are handling leasing on the project.
“We have seen very strong demand in south Fort Worth for bigger box product because of the area’s excellent logistics location, with close proximity to I-20 and I-35,” said Moore said. “South Fort Worth has a labor force that is only rivaled by Forney/Terrell, so this project fills a void that is needed in the submarket.”
