38 Acres Sell for Prototype Target Development

Aliana Development Co. completed the sale of 38 acres to Property Commerce for development of a 124,000-square-foot Target near Richmond, TX. JLL’s Simmi Jaggi and Elizabeth Clampitt led the team that negotiated the sale on behalf of the seller, for an undisclosed price.

A prototype Target store will be the anchor of a 438,000-square-foot retail center at SH 99 and Harlem Road in the Aliana master-planned community in Fort Bend County. The Target store will join a 102,000-square-foot, recently opened H-E-B grocery store.

The redesigned Target is part of a national turnaround effort involving remodeling hundreds of stores nationally. The Houston-area store will offer two different shopping areas, each with a separate entrance. One side will be organized similar to a department store. The other section will provide grab-and-go items, such as groceries. The opening date is scheduled for October 2017.
