12-Unit Mixed-Use Property Changes Hands in Albany Park

A 12-unit mixed-use property in the North Side’s Albany Park neighborhood has traded for $1,325,000. Marcus & Millichap’s Anthony Catanese and James Ziegler, both with the firm’s Chicago Downtown office, marketed the 11,150-square-foot property on behalf of the seller and also represented the buyer.

The property is located at 3135 W. Montrose Ave. in Albany Park, seven miles northwest of the loop. It contains two first floor retail spaces, three one-bedroom/one-bathroom units of 700 square feet each, and seven 900-square-foot two-bedroom/one-bathroom units.

“The Albany Park neighborhood is considered one of Chicago’s most diverse community areas, with the highest percentage of foreign-born residents,” according to Marcus & Millichap’s marketing flyer on the property.

Not only is the neighborhood among Chicago’s most diverse, according to the flyer, “it’s also quite affordable and contains a solid inventory of classic Chicago-style bungalows and brick multifamily properties.”
