106K-SF Lone Oak Center Goes to Dallas Buyer

Dallas, TX-based Component Capital Group entered the San Antonio market with its buy of the 106,349-square-foot Lone Oak Shopping Center. RPD Catalyst of Los Angeles sold the H-E-B-anchored center. Kevin Catalani with REATA Real Estate Services’ Investment Sales division represented RPD. The sales price was undisclosed, with the property at 907 S. WW White Rd. appraised at $8 million.

Catalani told the San Antonio Business Journal that the center attracted a great deal of interest during the five-month marketing period. Investors like grocery-anchored centers, he said, and H-E-B as a long-term leaseholder was attractive to both institutional players and smaller, private investors.

“H-E-B is an owner of real estate, and a lot of investors realize that,” Catalani added. “Once they can get their hands on a H-E-B-anchored deal, it can be a lifelong asset for them.”
