102K-SF, Fully Leased Healthcare Facility Comes to Market

Having developed and leased a 101,608-square-foot healthcare facility in the far north Dallas suburb of Plano, TX, Cawley Partners wants to sell it. The Dallas-area developer retained Cushman & Wakefield to market the property at 5120 Legacy Dr.

Cawley Partners completed the project in 2016, as a speculative office. Denver-based Eating Recovery Center committed to an 18-year lease on the entire building. At present, the property is undergoing more than $22 million in improvements, which will allow ERC to operate 72 inpatient hospital beds licensed by the Texas Department State of Health. ERC is planning a Q1 2020 move-in.

“This trophy property is essentially brand new,” said Cushman & Wakefield’s Gino Lollio, who is marketing the property with Travis Ives, Scott Neidergang and Chris Barnett. “The investments being made by the landlord and tenant in this mission-critical facility makes this an attractive opportunity for the right buyer,” he added.
